This coastal townhouse in Amelia Island, underwent a complete gut and remodel. With only 1,300sqft of space and 5 split-levels, the layout of this unit presented plenty of challenges while merging our client’s wish list with its modest footprint. This home needed to efficiently accommodate a dramatic, attractive entry stair, a home office, three bedrooms (one being a bunk room), three bathrooms, a spacious kitchen, dining area, laundry niche and of course, additional storage.

They also wished to rent the town house when they traveled so it needed to be easily cleaned. Soft furniture was specified with washable Sunbrella fabrics, indoor/outdoor rugs were installed and the flooring throughout was a durable, scrubbable vinyl plank floor.

Being from a boating background, our clients had a strong desire for well-detailed, high-tech smart house features and security. Our space planning also had to include HVAC revisions through four floors as the original space had poor air quality and mold issues due to improper humidity control and insulation. Every square inch was designed with intention. The result of these specific parameters was a uniquely detailed, beautifully styled vacation escape.
